Home improvements and adaptions
Under the terms of your tenancy you’ll need our permission to carry out improvements or alterations.
Apart from decorating, all improvements need our permission. So before you do anything, we ask that you contact us.
If you make improvements or alterations without permission then we may ask you to return the property to the original condition it was let to you.
If this is not done then BHA may recharge you the cost of returning the property to it’s original condition.
Making your own improvements
As a landlord, it is important we know about any plans you have to alter or improve your home so we can make sure that they are done in a way that will not negatively affect either the property or the neighbourhood.
A second concern is the health and safety of people living in or visiting the property.
You can carry out improvement or alteration works to your home but only after you first ask for and are granted appropriate permission. This would apply for example to doors, electrical sockets, kitchen units, showers and/or fences.
In some cases, an alteration or improvement will need building regulation approval or planning permission.
If this is the case, you will be responsible for getting these and will need to provide the original copies before we give you approval to start the works.
If any work on gas and/or electricity supplies is involved, you will need to get safety inspection certificates once the work is complete and provide them to us. We will need the originals – not copies.
An asbestos survey may also need to be carried out before any works take place.
To get our permission for home improvements you must give us written details about the following:
- What the work will involve
- Who’ll be carrying out the work and information on the contractor
- How much it will cost.
We’ll need as much information as possible as we may need to carry out an inspection of your home. We also need to look at our own plans for your home.
